The pre-purchase inspection sets out to give you a picture of the visible and accessible components of the building at the time of the inspection. We take the time to explain the important observations, to help you make a better-informed decision.
We go through the building from the roof to the foundations and document what is visible and accessible on the day of the visit: structure, envelope, roofing, plumbing, electrical system, heating, ventilation, insulation and drainage.
Every observation is photographed and ranked by importance, so that you can tell routine maintenance from a problem that deserves a specialist's opinion before you sign. You are welcome to join us during the visit: it is the best moment to ask your questions in front of the component concerned.

Pre-sale inspection

The visit and the report are the same as for a pre-purchase inspection. The difference lies in what you do with them: you have the full picture of the building before the showings, which leaves you the time to have the repairs that are worth it carried out, and to set your price knowing where you stand.
Whatever you choose not to repair stops being a surprise: you can disclose it from the outset, which cuts down on back-and-forth and on last-minute requests for a price reduction.

What is not covered
A building inspection is a visual examination of the accessible components. The items below are excluded from it: some call for specialised expertise, others can be the subject of a separate mandate. We prefer to say so plainly, up front.
- Detached garage, shed, storage building and other outbuildings
- Common areas of a co-ownership
- Air quality, asbestos, mould, radon, pyrite and iron ochre
- Septic system, well, pool, spa and fireplace
- Specialised technical expert appraisal
- Commercial, industrial, agricultural or mixed-use buildings
- Buildings of seven units and more
The outbuildings you declare in the form are recorded in your file without affecting the price. If they need to be inspected, write to us: a separate mandate is possible.
