Before the inspection

How much does an inspection cost?

The price depends on the type of building, its floor area and its year of construction — travel is never charged as a supplement, wherever you are on the territory. The quote form works out the exact amount in a few minutes and presents it itemised, with no obligation on your part.

How soon can I get an appointment?

That depends on the time of year and on your municipality. We agree on the date directly with you once the quote is accepted, rather than announcing a turnaround we could not guarantee.

What is the difference between a pre-purchase inspection, a pre-sale inspection and a health check?

The visit and the report are the same. What changes is the timing and the use: the pre-purchase inspection informs a buying decision, the pre-sale inspection prepares a listing, and the health check serves to plan the upkeep of a property you are keeping.

Do I have to be present during the inspection?

It is not required, but it is recommended. Being on site lets you ask your questions in front of the component concerned. If you cannot come, the report is just as complete and the follow-up conversation covers its important points.

How should I prepare the building?

Make sure the electrical panel, the furnace, the water heater and the access hatches are clear, and that the water, the electricity and the heating are running. A component that cannot be reached cannot be inspected, and will be flagged as such in the report.

During the inspection

How long does an inspection take?

The length varies with the size, the age and the condition of the building. We give you an estimate when the appointment is set, once we know the building.

Is thermal imaging really included?

Yes, at no extra charge. It helps spot anomalies the eye cannot see, such as certain heat losses or traces of moisture, so far as the conditions on the day allow.

Do you use a drone?

The drone is used as a complementary observation tool, depending on the weather and the layout of the site. It is included at no extra charge whenever it can be used, but it does not replace an examination of the roof where one is possible.

Does the inspection cover latent defects?

No, and no inspection can. An inspection is a visual examination of the components accessible at the time of the visit: whatever is concealed behind a finish or under snow cannot be observed. The report states explicitly what could not be verified.

After the inspection

When will I receive my report?

In under 72 hours after the inspection. If a component calls for a further check, we tell you rather than letting the report run late without explanation.

What does the report look like?

It is an illustrated digital document. Every observation comes with its photo, its location and an indication of its importance, so as to tell routine maintenance from what calls for prompt attention.

Can I ask questions once I have received the report?

Yes. A follow-up conversation is included in every mandate, precisely because the most useful questions come up on a second reading of the report.

What happens if my building cannot be priced automatically?

Some cases fall outside the grid: a very large floor area, seven units and more, a commercial or mixed-use building. The form routes them to manual review: no total is shown, and we get back to you with a proposal suited to your case.
